The construction process involves a lot of moving parts: design, costing, permits, trades, and deadlines, all happening at once. Several factors determine whether it finishes on time, and proper planning early is the crucial aspect that keeps everything in sync. This is the process we follow to keep it moving together, from your first consultation through to the day we hand you the keys.

What does a turnkey commercial fitout include?
A turnkey fitout covers the whole job under one contractor: design coordination, approvals, strip-out, partitions and ceilings, services coordination, joinery, finishes and handover. You deal with one project manager instead of managing separate trades.
Do you manage the trades and approvals?
Yes. We coordinate the licensed trades on site and work with your certifier, landlord and building management on approvals, so the fitout stays compliant and on program.
Do I need to close my business during the fitout project?
Not necessarily. Smaller works and refurbishments can often be scheduled around your trading hours. For bigger builds, we’ll let you know upfront if any closure is needed and for how long.
What happens if there's an issue with the joinery after handover?
Get in touch with our team, and we’ll assess the issue. You won’t need to track down separate subcontractors for work we’ve manufactured and installed ourselves.
Can you work within my landlord's building requirements?
Yes. We deal directly with landlords and building management to make sure everything we build meets base building rules, coordinating on building services, fire safety requirements, and lease conditions.
Do I need my own architect, or can you handle the fitout design?
Either way works for us. We’ve got in-house design capability for joinery and layout, or we’re happy to build from your architect’s existing plans.
Can you make changes to the space later if my business grows?
Definitely. We design with future flexibility in mind, and we’re always available for follow-on work as your needs change.
What are the most common fit-out mistakes to avoid?
Skipping early planning, underestimating lead times for joinery, or leaving compliance checks until the last minute are some of the biggest gaps in the fit out process. We flag these early so they don’t become your problem later.

As a tradesman himself, he's a natural leader. Dennis has built his expertise from the ground up, starting in joinery manufacturing before moving into full-scale project delivery. Luke Lonsdale
Project ManagerLuke is Deadline Commercial's Project Manager, coordinating commercial fit outs and custom joinery projects across Sydney from the company's Seven Hills base. With more than a decade in the shopfitting industry, he brings a rare mix of hands-on trade experience with calm, practical project leadership.
Luke began his career in 2013, completing a four-year apprenticeship in shopfitting before working as a site installer for three years. That time on the tools gave him a deep understanding of how high-quality joinery and fit outs come together on site - from the first measurement through to final handover.
Since 2020, Luke has managed projects for Deadline across office, retail, medical, hospitality, pharmacy, and childcare environments. He oversees programming, site coordination, and communication with clients, designers, trades, and building management, always with a focus on delivering safe, tidy, and operational sites with minimal disruption to trading.
